Temporary Housing in the USA: Weekly and Monthly Costs for Newcomers

In October 2026, InTown Suites listing pages for hotels in Houston, Atlanta and Phoenix showed roughly $220 to $370 a week and $820 to $1,380 a month. A room in a shared home in the same cities averaged $835 to $948 a month in the second quarter of 2026, with bills included. That is the core of extended stay hotels monthly rates: they sit close to a room rental, but fees, holds and deposits change the real total. This guide puts the numbers side by side and shows the sums.

Last checked against official sources: October 2026.

1. Extended Stay Hotels Monthly Rates: An October 2026 Snapshot

InTown Suites shows weekly and monthly prices on the page for each hotel. In October 2026 the listing pages for 41 hotels in the Houston (16), Atlanta (22) and Phoenix (3) areas carried the figures in the table below. Prices change daily, so read them as a dated snapshot and not as a quote.

Each hotel card shows two figures and does not label them. The table uses the lower figure, which is most likely the current price. The company’s own general estimate is higher: it says extended-stay hotels typically cost about $300 to $800 a week or $1,200 to $3,000 a month, with some weekly offers under $200 at select locations. Treat that as an advertising estimate, not market data, and compare it with the listing figures.

AreaHotelsWeekly (lower figure)Monthly (lower figure)
Houston16$219 to $319$816 to $1,164
Atlanta22$229 to $364$888 to $1,378
Phoenix3$270 to $328$966 to $1,164

Key Statistic: Across the three areas the lowest monthly figure was $816 in Houston and the highest was $1,378 in Atlanta. That is a gap of $562 between hotels in the same brand.

2. Extended Stay Hotels Weekly Rates and the Cost Per Night

Most InTown locations rent by the week, and you can keep extending week by week after the first one. A weekly rate needs the first 7 nights paid in full at check-in. A monthly rate needs the first 28 nights paid in advance, and rates can change without notice.

Monthly is not always cheaper per night. Take the lowest Atlanta weekly figure: $229 divided by 7 nights is $32.71 a night. The lowest Atlanta monthly figure is $888 divided by 28 nights, or $31.71 a night. The ranges overlap, so a cheap weekly rate at one hotel can beat a pricey monthly rate at another.

Pro Tip: Ask the front desk for the total for 7 nights and for 28 nights, with the technology fee and tax included. Then divide each total by the number of nights and compare hotels on that number.

The mandatory technology fee at InTown is $3 per night plus tax on every reservation, as stated on its check-in page. Over 28 nights that is $84 before tax. It is small next to the room rate, but it is not in the headline price.

3. Why Some Extended Stay Hotels Monthly Rates Are Not Published

Extended Stay America, Candlewood Suites, Home2 Suites and Sonesta ES Suites do not publish a weekly or monthly dollar price at brand level. You get a live quote for a specific hotel and specific dates. Studio 6 says weekly rates exist but lists no dollar figure on its brand pages.

WoodSpring Suites publishes percentages instead. It says weekly plans save 34% a night on average against the daily rate, and monthly plans save 44%. As an illustration only, a $100 daily rate would become about $66 a night on a weekly plan and about $56 on a monthly plan.

One Tolleson (west of Phoenix) listing showed $578.56 for 7 nights from 5 to 12 October 2026, or $82.65 a night. That is a single date-specific price, not a typical rate.

Length limits also differ. One Studio 6 page says online bookings run to 28 days, while its reservation policy says limits vary by location from 14 to 60 days. WoodSpring lets you book online for up to 1 year, and longer stays go through the General Manager.

Independent weekly motels have no published price index, so any range you read online for cheap weekly hotels is a guess. Phone three of them, ask for the all-in total for the dates you need, and compare that against the chain figures above.

4. Fees, Holds and Deposits on Top of the Room Rate

The nightly price is only part of what leaves your account on day one. Most hotels want a card or a cash deposit for incidentals, and the amount is set hotel by hotel.

The table shows what each brand states on its own pages in 2026. Franchise hotels set their own practice, so the front desk has the last word. For Candlewood Suites and Home2 Suites, ask the hotel directly about ID, deposits and cash.

Sonesta ES Suites21 at several hotelsGovernment photo ID; passport not namedNew Orleans page also accepts a cash deposit

Important Note: Only WoodSpring states “no lease and no credit check”, and that comes from one property page. The other brands say nothing about credit checks. No brand says a foreign passport is accepted at every hotel, so call the hotel before you travel.

5. A Room Rental Against a Month in a Hotel

SpareRoom’s Q2 2026 US index covers 26 metros and is built from almost 65,000 room ads. It reports asking rents for a room with bills included, and a metro needs at least 250 ads in the quarter to be counted. New York was the highest at $1,515, followed by San Diego at $1,346 and Los Angeles at $1,338. San Antonio was the lowest at $750.

The table sets the room figure for each city against the monthly InTown range from section 1. The last column is the room rent minus the InTown figures, so a negative number means the room costs less.

CityRoom rent, Q2 2026InTown monthly, Oct 2026Room vs hotel
Atlanta$948$888 to $1,378+$60 to -$430
Houston$835$816 to $1,164+$19 to -$329
Phoenix$903$966 to $1,164-$63 to -$261

A room is usually cheaper or about the same, and the rent includes bills. The catch is access: a hotel books you with a card and photo ID, while a landlord or housemate may want proof of income.

WoodSpring’s property page says there is no lease, which suits your first few weeks. SpareRoom’s index page lists every metro if your city is one of the 26.

6. What Happened to Room Rents This Year

Between Q2 2025 and Q2 2026, asking room rents fell in several large metros: Dallas by 5.5%, Denver by 4.6%, Baltimore by 4.1% and Phoenix by 3.1%. Sacramento rose the most at 5.1%, and Washington DC was flat. San Antonio rose by 0.9%.

You can check that last figure yourself. San Antonio’s $750 against $743 a year earlier is a $7 rise, and $7 divided by $743 is 0.94%. The index covers 26 metros only, so a town outside them needs its own local check.

7. Move-In Cash for Your First Lease

Leaving the hotel means paying a security deposit and usually the first month’s rent. Deposit caps are set by state, not by the landlord. The table shows three states with caps, using a $1,400 monthly rent as the example.

StateCap on security depositMaximum on $1,400 rentSince
California1 month; 2 months for a landlord with no more than two properties and four units in total (not for service members)$1,400 ($2,800 for a small landlord)1 July 2024
New York1 month$1,4002019
New Jersey1.5 months, including any prepaid rent held as security$2,100State guide, about 2025

The New Jersey Department of Community Affairs deposit bulletin is the official source for that cap. Other states have other rules, so check yours before you agree to anything. A landlord who cannot run a US credit check may ask for bank statements, an employer letter, a previous landlord’s reference or a guarantor. Those are common practice, not a federal rule.

Here is a worked example. Take a room at $900 a month in a state with a one-month cap: deposit $900 plus first month $900 is $1,800. Add two weeks at InTown at an assumed $250 a week, which is $500, plus the technology fee of $3 times 14 nights, or $42. That is $542 plus tax, and your total is about $2,342 before tax, travel, food and transport.

If you are sending deposit money from abroad, check the transfer fees first. Our guide to US business bank account fees for non-US residents covers what banks charge people who live outside the US.

8. Stays Over 30 Days and Hotel Tax

Hotel tax rules for long stays are set by each state and city, not by the chain. In Texas, a guest who stays 30 consecutive days can be exempt from hotel tax. The City of Austin says that if you give written notice of your intent on arrival, the exemption applies from day one; without notice, tax is collected for the first 30 days.

Other states differ; Missouri, for one, applies its rule to the same person staying more than 30 consecutive days. WoodSpring, InTown and Sonesta state no chain-wide exemption on their pages. InTown says tax applies to the first night’s charge and the technology fee, with no rate given.

Important Note: A tax break after 30 nights is not automatic. Ask for the rule in your state, and ask whether you need to give written notice at check-in. The City of Austin hotel tax page shows how one city handles it.

9. Paying for Housing Without Getting Scammed

Money you wire to a fake landlord is usually gone. The FTC’s rental listing scams page, updated in June 2026, lists red flags such as rent far below local averages, pressure to decide fast, an owner who cannot show the property, and payment by wire, gift card or crypto.

The FTC also lists early requests for your SSN, a photo of your driver’s licence, paystubs or a credit score screenshot as warning signs. Hold those back until you have seen the unit and agreed to rent. The steps below follow the FTC advice.

  1. Search the address together with the owner or company name.
  2. Search the owner’s name with the words “scam”, “complaint” and “review”.
  3. View the home in person, or have someone you trust do it, and check an agent’s ID against company records.
  4. Check county tax records to confirm who owns the property.
  5. Contact the owner using details you already have, not the ones in the ad.
  6. Pay only by a method you can trace, and never by wire, gift card or crypto.

If you lose money, report it to local police, the website that hosted the ad, ReportFraud.ftc.gov and your state attorney general. The FBI’s IC3 takes internet crime complaints, and it says it never contacts victims for money. Read the FTC rental listing scams page in full before you pay a deposit.

10. Frequently Asked Questions

What are typical extended stay hotels monthly rates for a newcomer?

InTown Suites listing pages showed $816 to $1,378 a month across 41 hotels in three areas in October 2026. Other brands give live quotes only, so no single typical figure exists. Ask each hotel for a total price for the dates you need.

Is a room rental cheaper than a month in a hotel?

In Atlanta, Houston and Phoenix the room was usually cheaper or about the same, with bills included. Compare the move-in cash, not only the monthly figure.

Will an extended-stay hotel run a credit check?

WoodSpring’s property page says no lease and no credit check. InTown, Extended Stay America and Studio 6 say nothing about credit checks on the pages reviewed, but they ask for a card or a cash deposit. Confirm with the hotel.

Can I use a foreign passport as photo ID?

Extended Stay America lists a passport as acceptable photo ID on one hotel’s FAQ. The other brands in the table do not name it. Franchise hotels decide for themselves, so call before you travel.

Can a landlord ask for three months of rent up front?

It depends on the state. California and New York cap the deposit at one month for most landlords, and New Jersey caps it at 1.5 months including prepaid rent. For other states, check the state’s official tenant guide.

Can I rent with no SSN or US credit history?

No federal rule forces a private landlord to accept an alternative. Some screening tools, such as the one built into Furnished Finder, need an SSN. An ITIN is a tax number only and does not serve as ID outside the tax system, so ask each landlord what they accept.

How much do cheap weekly hotels cost?

Independent weekly motels have no published price index, so this guide gives no range. Chain figures are in sections 1 to 3. Get a written total from each motel for your dates.

11. Next Steps

Extended stay hotels monthly rates swing by city and by hotel, and room rents swing too. Phone two or three hotels, ask for the all-in total for 7 and 28 nights, then put a room rental next to it.

  • Ask each hotel what ID it takes, what hold it places and whether it accepts cash.
  • Budget the deposit and first month for your state before you leave the hotel.
  • Dial 211 for local help if money runs short; availability and eligibility are local.
  • For immigration questions, use a regulated adviser or a directory such as ImmigrationLawHelp.org, and confirm costs first.
